Do I need a co-signer?
If you are under 21 then we require a co-signer. If you are over 21 and you have established credit, a good job, and a good rental history, then a co-signer is optional.
Who is responsible for the pool and yard?
The tenant is responsible for pool and yard maintenance. However, we highly recommend that you get a pool service. If you damage the pool equipment because you don’t know what your doing, then you will have to pay to fix it. If your pool or yard is not being taken care of then we can automatically issue a service at your expense. We have discounted prices on pool and yard services for our tenants.
Who pays for utilities?
The tenants are responsible for all the utilities. Every house has electricity, and water / sewage some of our houses have gas. The following is a list of utility venders for our houses:

Are pets allowed?
Some of our houses allow tenants to have pets. If the house allows pets then there will be a pet deposit required (usually about $400 per pet). If you renew the lease, the pet deposit is not repaid again. All pet deposits are non refundable (think of it as rent for the pet). If you have multiple pets, then the deposit might be cheaper per pet. If you are thinking of getting a pet during your lease term, check with us to see if pets are even allowed and to pay the deposit. If you have unauthorized pets in a house then you could get evicted and still be responsible for the rent until the property is re-rented.
If we get a house for August 1st, when would we pay the deposits and when is the first months rent due?
The security deposit and redecorating fee are due upon the signing of the lease. First months rent is due upon possession of the premises or the beginning of the lease term whichever is sooner.
What is the redecorating fee for?
The redecorating fee is a fee charged to get the property ready for the next tenants after you vacate the premises. If you leave the property in good condition, then the redecorating fee should cover most or all the costs associated with getting the property ready. If you leave the property a mess, then your security deposit will be used to make up the difference. The redecorating fee is a one-time fee.
